Modular Home Remodel

To enhance the aesthetics, functionality, spaciousness, and sightlines of this home, the interior was fully gutted and now showcases a modern aesthetic with ‘touches’ of a pastoral ambience throughout; all accentuated by the stunning view of Okanagan Lake.

The entire indoor space – kitchen, living room, bathroom, spare bedroom, and master bedroom with ensuite – received a fresh coat of paint, all new millwork, light fixtures, drywall, and engineered hardwood flooring. To increase the energy-efficiency and let in more natural light, two new exterior sliding glass doors were installed, and existing windows replaced with much larger ones.

Since the existing kitchen was dated and too closed off from the adjacent living space, the wall separating the two areas was removed and further restructuring created an open concept. All existing appliances were replaced with modern ones, the backsplash and countertops were updated with new countertops, and a large kitchen island was added. All new cabinetry was installed, creating more storage and improving functionality.

To create a more spacious feeling, the living room and sunroom were transformed into one large area by removing a load-bearing wall, and installing an engineered beam to bolster the trusses.

In the main bathroom a large oval frosted window was installed to create privacy while also allowing natural light to flow in. The existing bathtub and tiles were removed and replaced with a tall glass enclosed shower and white ceramic tiles and the vanity, hardware, lighting and flooring were all updated.

The spare bedroom which led onto the newly built deck, was restructured to accommodate its own separate entrance. By removing a wall, the bedroom was expanded, and a closet adorned with barn doors was added, creating an arcadian, yet modern element in the space.

The master bedroom was revitalized by building a walk-in closet with a barn door for a modern, yet rustic appeal. Its adjoining ensuite was given extra attention by installing a new vanity, and adding a soaker tub encased in ceramic tile, giving the space an inviting and luxurious feel.

The exterior was also given a face-lift with the installation of new soffit, fascia board and vinyl siding.
